Whitewater Farm

Located in southern Randolph County, and just minutes from the Georgia line, Whitewater Farm offers 4 Mega Broiler Houses, situated on 40+/- acres.

Farm operation currently grows, on contract, with Koch Foods on a Class A Pay with Housing Allowance.  The houses were constructed in 2013 and measure 66x600, with each house holding approximately 44,000 birds per placement.  The houses were constructed above standard with roll-up load out doors, covered porches, and offer tunnel ventilation.  They were constructed with 6"x 6" post on concrete side walls and 2" x 8" trusses, with double trusses situated at all winch locations. 

Houses are equipped with Chore-Time feeders (4 lines per house), Plasson Nipple Drinkers (8 lines per house), Bigfoot Radiant LP gas heaters (22 per house) along with Chick Mate Feeders.  There are 8 stirring fans per house, 18 ventilation fans (9 on each side), cool cells located on each side of the front roll up door, and one on each side near the front, fogger system, and electric wenches. 

The system is operated by Rotem Platinum Control.  There are two (2) 150kw Diesel Balder generators (five years old).  The operation is serviced by 3 wells, saving in water expense.  All power and water lines coming into the houses are protected by casing or conduit.

There is a CAFO Permit in place and can be transferred to the new owner.

The 4 houses are situated on approximately 20 acres.  The remaining 20 acres is in pasture and offers several homesite locations or a place for a mobile home for the farm caretaker. There is already a septic system for any residential dwelling, along with power and water hookups.  This acreage could also be used for operation expansion by adding additional poultry houses.

You will not find a poultry operation in better condition, and you couldn't build it new for the price of this farm.
